What are the tax implications for owning property in Orlando?
There are tax implications when owning a property overseas. It is advised to check with your accountant and we can also give you details of accountants locally in Orlando that deal just with homeowners abroad. They will assist you with every aspect of owning a property in Florida with regards to paying or filing a tax return.

Does the home include furniture and fittings?
Resale homes usually are sold including furniture and appliances. New homes will include appliances and a furniture package can be purchased. We can assist you with all your furniture requirements.

Do I need a license to rent the home?
Yes, your management company can apply for any applicable licenses on your behalf.

Do I need to be present for the closing/completion?
No, many investors sign the documents in their home town outside the US. The documents must also be signed by a notary. Should you not be present for the closing, we will perform the final walkthrough on your behalf, pick up keys and deliver them to the management company if required.

Do I need a solicitor?
No, the closing documents are prepared by the title company. We will ensure all items are addressed and discuss any questions you may have up to and after the closing. If you want to bring a solicitor into the process we will be happy to liaise with them and answer any questions.

What do I need to make an offer on a home?
Any offer must be made in writing, make sure you have your lender pre-approval letter or proof of funds when we prepare the contract to submit your offer. A deposit of approximately $1,000 will also be collected.

How long does it take from agreeing an offer to closing?
Usually between 4-6 weeks if financing is involved, it could be less time if you are making a cash purchase.
